JS Building Co. was brought in by the owner to mitigate and then repair damage from the structural settlement in eight of the 12 buildings, a 90-unit multi-family housing complex located in Huntsville, AL. Phase 1 work included the drilling of concrete piers, raising the existing foundation, followed by repair of masonry cracks resulting from settlement.

Exterior renovation included repair of wood columns, fascia, metal stairs, and railing. Existing gutters and downspouts were replaced, paved areas were milled and repaved, site drainage was improved and new landscaping was added. The initial work also included a total renovation of one fire-damaged unit with new sheetrock, cabinets, flooring, and fixtures.

After successfully fulfilling the scope of work in the first contract, JS Building Co. was retained as Construction Manager for Phase 2 to renovate the interiors of all remaining units. After converting 90 two-bedroom apartments into 70 two-, three- and four-bedroom units, all apartments will have new finishes, cabinets, appliances, and MEP. The contract also calls for a new office, community room, learning center, laundry center, a covered pavilion, and a splash pad.
